First, some very important things you need to know. The Cuenca real estate market is filled with individual sales people, realtors and companies that “prey” upon those moving to Cuenca, Ecuador from other countries. Many of these realtors and companies are demanding 5 - 6% Buyers Commissions for their services! This was totally unheard of until foreigners began moving to this beautiful area. There isn’t an Ecuadorian or Cuencano who would EVER pay such a fee! Usually these companies are “English speaking” and because of this, they appear to be working for you. For the record, the “standard” in Ecuador is a total commission of 3% which is paid ONLY by the seller. They will often “pad” the sales price and make the “spread” between what the seller wants and the sales price. While this is illegal in the UK and the US, it is NOT ILLEGAL in Ecuador. Plus, they add the 6% buyer’s premium they claim is standard here. The question is… is this theft? We would suggest that would depend on your ethical and moral standards. By the way, their sales pitch will sound very good and very believable. We at Ecuador Green Real Estate have ALL heard it! If you want to pay these fees, go ahead, just know that it is not paid by ANY of our clients. Our suggestion…don’t do business with these unscrupulous individuals or companies. Buyer Beware!
